Monks Wood South, Okewood Hill, near Horsham, West Sussex. 4.18 acres (approx.) of mixed broadleaves and conifers £26,000 freehold [#148].

Description:

Monks Wood South is a lovely little woodland that contains some majestic old Oaks and Hornbeams, especially along the banks of the stream. The stream runs along the southern boundary of the woodland and greatly adds to the conservation value of this property.

Other areas of the woodland contain mixed species of broadleaves and Norway Spruce. Much of the Spruce has been removed in previous thinning operations, and it would not take much more work to restore the woodland to its true Native Woodland status.

This woodland is recorded as Ancient Woodland having had continuous tree cover since 1600. This is indicative of a much greater potential for conservation value than that of more recent plantation forestry.

The broadleaved trees in this woodland are growing well in the fertile loamy clay soil found in this area. The woodland is frequently visited by deer as well as providing a habitat to many varieties of wildlife. The diversity of tree species and densities provides some very interesting variations in the vegetation growing under the tree canopy.

Access to Monks Wood South is very good over hard forest roads all the way from the council road at Honey Lane. The location of the woodland is over ¾ mile from the nearest public road, affording the woodland a very quiet and peaceful atmosphere.

Directions:

From the A29:  take the turning west into Ruckmans Lane signed for Okewood Hill and Walliswood. This is about 4 miles south of the junction with the A24 at Beare Green, and 3 miles north of the roundabout where the A29 meets the A281.

Drive into Okewood Hill village, past the Punchbowl Inn, and then continue out of the village.

¾ mile after the Inn you will see our ‘For Sale’ sign on the left of a gateway. This is point A on the plan below.

Drive through the gate to the right of the sign, and then straight down the hard road for about 550 metres until you see a steel gate on your left with another of our signs. This is point B on the plan below.

Please park here and walk around the gate and down the track for another 400 metres.

You will then come to two sets of gates, which is point C on the plan. If you go through both sets of gates and then bear round to the right you will see the gate into Monks Wood South in front of you.

The sporting rights are owned and included in the sale, but are let until 31 January 2009.

Rights of Way:

There is a right of way from point A along the hard stone road all the way to the gate of Monks Wood North.

There is a right of way across the short stretch of the hard road that runs inside Monks Wood North for access to Monks Wood South.

There is public footpath that runs across the top of the woodland (see plan for route).

Fencing Liabilities:

There are no fencing liabilities.

Boundaries:

The eastern boundary is an agricultural fence with a field beyond.

The southern boundary is the far side of the stream.

The northern boundary is a low earth bank indicated by wooden posts with red painted tops.

The very short western boundary is the top of the bank running along the bridleway.
