Monks Wood North, Okewood Hill, near Horsham, West Sussex. 4.89 acres (approx.) of mixed broadleaves and conifers £29,500 freehold [#147].

Summary: A very quiet secluded mixed woodland on a flat site with good access. A few minutes from the A29 and a ½ hour from the M25.

Description:

Monks Wood North is an attractive mixed woodland growing a wide variety of broadleaved trees and some Norway spruce that are about 35 years old. Some large mature broadleaved trees, particularly Oak are scattered through the woodland, and there are some beautiful old Hornbeam around the edges.

The Spruce have been thinned and in many areas the broadleaves are beginning to dominate the canopy. A careful thinning program could easily continue the conversion to native broadleaves if this fits with the new owner’s objectives.

The broadleaves found here include Oaks, many Ash of varying ages, Hornbeam, Birch, Field Maple and Hazel. The woodland is classified as Ancient Woodland as it has been recorded as having permanent tree cover since 1600. Ash regeneration is prolific, and there are many younger broadleaves that are coming up in the understorey wherever there is sufficient light.

This woodland has fields on two sides and more woodland on the other two. This affords the wood perfect tranquillity and makes it an ideal escape.

Directions:

From the A29: take the turning west into Ruckmans Lane signed for Okewood Hill and Walliswood. This is about 4 miles south of the junction with the A24 at Beare Green, and 3 miles north of the roundabout where the A29 meets the A281.

Drive into Okewood Hill village, past the Punchbowl Inn, and then continue out of the village.

¾ mile after the Inn you will see our ‘For Sale’ sign on the left of a gateway. This is point A on the plans below.

Drive through the gate to the right of the sign, and then straight down the hard road for about 550 metres until you see a steel gate on your left with another of our signs. This is point B on the plan below.

Please park here and walk around the gate and down the track for another 400 metres.

You will then come to two sets of gates, which is point C on the plan.

The sporting rights are owned and included in the sale, but are let until 31 January 2009.

Rights of Way:

There is a right of way from point A along the hard stone road all the way to the gate of Monks Wood North.

There is a right of way across the short stretch of the hard road that runs inside Monks Wood North for access to Monks Wood South.

Fencing Liabilities:

There are no known fencing liabilities.

Boundaries:

The northern and eastern boundaries are agricultural fences with fields beyond.

The southern boundary is a low earth bank indicated by wooden posts with red painted tops.

The western boundary is the top of the bank running along the bridleway, with a dilapidated fence in places.
