| Description: | This woodland contains a semi-mature crop of well thinned beech trees growing in a very quiet location. Buzzard Perch Wood is surrounded on all sides by other woodland. As well as being perfect as a conservation and amenity woodland, it is well sized to provide a sustainable supply of firewood to the average family home. A valuable asset in these times of rising energy costs. The forest block within which Buzzard Perch Wood is located stands on a limestone outcrop, with freely draining base-rich soils with high fertility. The site is level and the soils are fine well drained loamy soils over limestone. There is a light understorey of Beech and Ash regeneration, but generally the wood has a very open feel. Ash would provide a very suitable replacement crop on these soils if this fits with a new owner’s plans for the woodland. The woodland has two wide grass rides which have been kept mown, (see photos) as well hard forest roads running along two boundaries. The woodland is just outside the market town of Ruthin, with easy access to the A55 Expressway to the north, or the A5 to the south. It is on the edge of a much larger forest, in a very quiet and peaceful location with other woodland on all sides. The woodland is leasehold, with around 945 years left to run. The lease is paid-up and no further payments due. |

| Directions: | From Ruthin town centre follow signs for Bala on the A494. About 800 metres from the last mini-roundabout on the edge of the town you will see double wooden gates on your right hand side. These are the main gates to the forest. The gates are kept locked and you will have to park here, climb the gate, and walk in along the forest road for about 1000 metres to reach Buzzard Perch Wood. This will take you 5-10 minutes. If this is too far for you, please call our office to arrange for an appointment for an accompanied viewing. We are sorry but we do not provide keys for unaccompanied viewings. From the gate, follow the hard road round a couple of bends, along a straight, and then keep right where the road splits. Continue on the hard road until you get to a stack of logs.
