Coed Pennant, Eglwysbach, near Conwy, North West Wales. 4.89 acres (approx.) of mixed broadleaved woodland £24,900 freehold [#134].

Description:

Coed Pennant is a woodland of young mixed broadleaved trees growing well on gentle slopes just outside the quiet village of Eglwys Bach, near Conwy. The woodland was planted 6-8 years ago and many of the trees are in excess of 10’ tall. There are also some large mature broadleaved trees scattered around the woodland, especially along the roadside edges.

The younger trees are a very pleasing mix of native broadleaves, including Oak, Ash, Sweet Chestnut, Cherry, Beech, Rowan and Birch. All the trees are growing well in the fertile soils and showing good annual growth increment.

The woodland is accessed directly from the council highway, along a hard stone road and then through a private gate into the woodland parking area.

The elevation is 150 metres above sea level, the aspect is westerly and the soils are fine loams over shale. The views are over the Conwy Valley, westerly towards the Snowdonia mountains in the distance.

Directions:

From Conwy: Head south from the A55 dual carrigeway on the A470.

After about 3 miles, turn left onto a minor road signposted for Eglwys Bach.

Continue on this road for a further 4 miles, through the village of Eglwys Bach, until you see our ‘For Sale’ sign on your left hand side. This is point A on the plan below.

If you drive a little further up the hill and turn left onto the hard stone road, you can park safely at the point B on the plan.

The gate into the woodland is a little further down this stone road (C on the plan).

Rights of Way:

There is a right of way for the owner of Coed Pennant along the hard stone road that forms the eastern boundary.

Boundaries:

The eastern boundary is the edge of the stone road.

The short north eastern boundary is the low bank running down the lower edge of the adjacent track.

The north western boundary is the top of the low earth bank (recently cleared).

The south western boundary is the high bank along the council road.
