WOODLAND DETAILS
Details:

Birches Wood, Ockley, near Horsham, West Sussex. Over 1½ acres of freehold woodland, £20,000 [#130]

Summary: A woodland of mainly mature mixed broadleaves surrounded by other woodland in a very quiet location.
Photo: Gallery
Description:

A woodland of mixed broadleaves, oak, ash, birch, hazel, field maple and rowan and holly. Some of the trees are large mature specimens, but there are plenty of younger trees coming up beneath the canopy. Where light penetrates to the forest floor there is plenty of ash regeneration coming up to fill the gap.

The woodland lies inside a much larger forest, and the whole area is classified as ‘Ancient Woodland’, which means that it has been continuously wooded since 1600. The whole of the forest area is also classified as a ‘Site of Special Scientific Interest’ by English Nature because of certain rare species that are found in these woodlands. To find out more about the reasons for the designation click on the link below to view details of the SSSI.

Surrey Wildlife Trust own Vann Lake to the north and also a piece of the neighbouring woodland. More information about the area can be found by clicking on This Link For The Surrey Wild Life Trust Web Site.

The site is flat and easily accessed along a woodland track that is best travelled by vehicle when it is dry. The shared gate at the end of the track is locked, and the new owner will be provided with the combination. The first length of the access track has been surfaced with stone, but further along it changes to a grassy woodland track.

The soils are fertile fine silty loams over clay, and all the trees in the woodland appear to be growing well.

Wildlife is abundant, as you would expect in established broadleaved woodland, with deer paying a frequent visit.

Directions:

On the A24, head to the Clarkes Green Roundabout (about 4½ miles north of Horsham) whether you are coming from the north or the south.

From this roundabout head north on the A24 for about ¼ mile and take the first turning left onto the B2126 Coles Lane, signed for Ockley.

Drive down this road for about 0.4 mile, under the railway at Ockley Station, and then turn left into Weare Street.

Continue down Weare Street for 1.2 miles, past the pond on your left, and look for a gate on your right with our ‘for sale’ sign on it. There will also be a sign saying ‘Woodmans, Birches Wood’ next to the gate. This is the main access gate to the woodland.

Park here without blocking the road or the gate which is an access to other properties. You will have to climb the gate as we do not give out the combination for viewing purposes.

From the gate, walk for about 200 metres down the track and then turn left. Continue down this track until you find a footpath leading off to your left. Turn left down the footpath, and then left again at the next footpath junction and then you will see our ‘for sale’ sign at the start of Birches Wood on your left.

On the A29, turn east onto Weare Street about 4 miles north of Horsham, in the direction signed for Paynes Green, Ockley and Dorking.

After about 1½ miles watch out for a gate on your left hand side with our ‘for sale’ sign on it.
