Stag Wood (Coed Carw), near Cardigan, South West Wales. Over 13 acres leasehold, £65,000 [#129]

Summary: A woodland of mainly mature Oak with some more open areas and younger trees on flat land a few miles outside the coastal town of Cardigan. The woodland has a wooden shed with wood burning stove, two separate gated entrances, internal tracks and parking areas. It also contains two streams.

Description:

A woodland of mainly mature Oak with some more open areas and younger trees. Other tree species include Ash, Beech, Sweet Chestnut, Hazel, Birch and Willow. The woodland has two separate gated entrances, internal tracks and parking areas.

The woodland comes with an attractive wooden shed, complete with wood burning stove. The shed is only a few years old, in very good condition and secured with shutters on all the windows.

The vendor is also selling a genuine American tepee (see photo), which can be negotiated separately.

The soils are fertile clay at around 50 metres elevation. There are two good sized streams, one of which is quite fast flowing, and with the clay soil this provides ideal conditions for pond construction.

The woodland is very high in conservation value, being full of wildlife including a substantial local herd of Red Deer that can be seen on nearly every visit.

It is approximately 2 miles from the attractive coastal / estuary town of Cardigan and 5 miles from the coast and beaches. Just below is the beautiful Teifi River, and close by Cilgerran Castle and Teifi Wildlife Centre.

The woodland is leasehold, with approx. 950 years left to run on the lease. The annual rent is £2.50.

Directions:

From the roundabout on the Cardigan bypass, take the A484 signposted for Newcastle Emlyn. After approximately just over 1 mile, turn right in the hamlet of Croes-y-Llan. From here continue for about ½ mile, through a series of bends and you will see a steel gate with our “for sale” sign on it. This is the first gate into Stag Wood. The second gate is 150 metres further up the road.

Sporting Rights:

Some sporting rights have been retained by the freeholder, although we believe that they are not being exercised. However, the new leaseholder is entitled to shoot deer, squirrels and pigeons.

The mineral rights are reserved to another party, but are for underground working only, and with a provision for compensation.

Rights of Way:

There are no public rights of way in this woodland.

Fencing Liabilities:

There are no known fencing liabilities.

Boundaries:

The northern boundary is the fence along the field.

The eastern boundary is an internal woodland boundary marked  with wooden posts with yellow painted tops.

The southern boundary is a low earth bank which begins on the roadside just next to the second gate.

The western boundary is the roadside bank.
