Summary: A mixed woodland, part-way through restoration to its original Ancient Woodland status, in a very peaceful location about 7 miles north of Llandeilo, in South Wales.

Description:

Banc y Llan is a very varied woodland on a north east-facing bank just off a small quiet council road. It has access off the road in two places. One gated entrance at the southern end of the woodland leads into a very useful flat yard, that could be used for parking and timber stacking. The other at the northern end leads steeply off the road to  a network of narrow tracks that access all areas of this woodland.

All the internal tracks would require some maintenance work before they are suitable for vehicular use, and we ask that you do not attempt to drive along them when viewing the property.

The ground is generally sloping, and steep in places, but some areas have more gentle slopes which could be more useful for activities other than growing trees.

The woodland consists of a very wide range of tree species, of varying degrees of maturity. Tree species include Oak, Birch, Rowan, Ash, Sycamore, Willow and Hazel. There are areas of small young trees and other areas carrying widely spaced mature Oaks, although the younger trees are more numerous. The occasional spruce are remnants of the previous tree crop, and there is a small group of Larch in the south west corner.

There are magnificent views from the woodland across the Twyi Valley to the Black Mountains and Brecon Beacons. The southern banks have some more open areas, adding greatly to the variety of landscape and affording the great views.

Directions:

From the A40 trunk road between Llandeilo and Llanwrtyd Wells, turn west at the junction signed for Llansadwrn, 6 miles north of Llandeilo.

From here drive for only a ¼ of a mile and take the first turning left. Continue up this narrow road for about 1¼ miles until you see our ‘For Sale’ sign at the southern gate, marked with an X on the plan below.

We suggest you park here in front of the gate and continue on foot.

Boundaries: Most of the boundaries of Banc y Llan are agricultural fences, except for the roadside boundary which is unfenced.
