Coed Wynne, Afon Wen, near Denbigh, North Wales. 6.2 acres (approx.) of mixed coniferous woodland £29,000 freehold [#125]

Summary: A small multi-purpose woodland heavily stocked with valuable mature softwood timber, a very private gate, track and large parking area (perfect for family camping).

Description:

Coed Wynne is a small woodland that provides multiple benefits, including timber production, recreation and could be developed for conservation by diversifying the trees species to include more broadleaved trees. The site is also very varied, with topography ranging from nearly flat to quite steep. Generally the slope is south facing but just inside the gate a round hillock, ‘crowned’ with Scots Pine, rises steeply in front of you.

The majority of the woodland is heavily stocked with mature Douglas Fir, with some Larch and Scots Pine. These trees are ready for harvesting now, or alternatively could be retained for the long term, perhaps with some careful light thinning. Douglas Fir is probably the most valuable commercial softwood timber grown in the UK, and this woodland contains some excellent specimens.

The narrow eastern leg of the woodland is stocked with mature Norway Spruce, underneath a bank of mature mixed broadleaves (outside the boundary). The roadside edge is lined with broadleaves, mainly Sycamore Ash and Oak.

Although one boundary of the woodland is along the A541 Denbigh –Mold road, the entrance gate is off a quiet minor road around the back of the woodland. From here an internal hard track leads to a large flat parking area that would provide a peaceful location for more recreational activities.

Directions:

From Mold, drive west along the A541 for about 18 miles until you see our ‘For sale’ sign. Just after our sign take the first turning right, signed for Babell, at a slightly confusing double junction. Drive 100 metres up this road and at the end of the houses you will see another of our signs attached to a gate. This is the woodland gate.

From Denbigh, drive for about 10½ miles (from the last roundabout) east along the A541 until you see our ‘For Sale’ sign on your left hand side. Just before the sign turn left up a minor road, signed for Babell, into a small residential estate at a slightly confusing double junction. Drive 100 metres up this road and at the end of the houses you will see another of our signs attached to a gate. This is the woodland gate.

Please park where you will not block anyone’s access.

Rights of Way:

There are no public rights of way in this woodland.

Fencing Liabilities:

The woodland owner is liable for the maintenance of most of the boundary fences, with the exception of the field boundary to the north of the woodland.

Boundaries: Coed Wynne has agricultural fences on all boundaries. The roadside boundary is about one metre in from the edge of the road. The fence that runs above the area of Norway Spruce is a simple two strand barbed wire fence.
