| Description: | A vigorously growing mixed broadleaved woodland. The trees are mature and semi-mature Oak with areas of mixed broadleaf natural regeneration. A good hard road provides excellent access from the tarmac road all the way to the woodland gate. Inside the gate there is a small clearing with a static caravan and a touring caravan. Both are habitable and are included in the sale. The soils are fertile clay at around 50 metres elevation. There are internal streams and drainage channels, giving ideal conditions for the creation of ponds. The woodland is very high in conservation value, being full of wildlife including a substantial local herd of Red Deer, that can be seen on almost every visit. It is approximately 2 miles from the attractive coastal / estuary town of Cardigan and 5 miles from the coast and beaches. Just below is the beautiful Teifi River, and close by Cilgerran Castle and Teifi Wildlife Centre. The woodland is leasehold, with approx. 950 years left to run on the lease. The apportioned annual rent will be less than £5.00. |

| Directions: | From the roundabout on the Cardigan bypass, take the A484 signposted for Newcastle Emlyn. After approximately just over 1 mile, turn right in the hamlet of Croes-y-Llan. Continue up this road for ¾ mile (passing our ‘For Sale’ sign for Stag Wood) until the road does a very sharp 90 degree left turn, at this turning continue straight on, taking you onto a private stoned road. Just passed the farm buildings you will see a “10 MPH” sign on your left, 50 metres past this, turn left into the trees. Park near the gate with our ‘For Sale’ sign on, but please do not block the entrance. The gate will be locked and we do not give out keys for viewings, so you will need to climb the gate and walk the short distance to Coed Deri. Coed Deri starts at a fork in the road, indicated by our ‘For Sale’ sign. The hard surfaced road continues down the side of Coed Deri to the left, but there is an unsurfaced track along the right hand boundary as well. The gate into the wood is a little further down the hard road, with another of our ‘For Sale’ signs attached to a tree next to the gate. |
