Elle Bank Wood, Hayfield, Derbyshire. Over 35 acres (approx.) of mixed woodland £120,000 freehold [#122]

Description:

Elle Bank Wood is an attractive mixed woodland on the edge of the Derbyshire Dales with fantastic views towards Kinder Scout and Kinder Reservoir. The woodland is on the side of a north east facing hillside in a peaceful valley, but yet within five miles of central Manchester.

The whole woodland is classified as ‘Ancient Semi-Natural Woodland’, which means that it has been continuously wooded since at least 1600 AD. The woodland now consists of a very wide variety of tree species, both broadleaved and conifer, including a large area of nearly pure Oak at the western end. Other tree species include Beech, Ash, Sycamore, Horse Chestnut, Rowan, Sycamore, Birch, Scots Pine and European Larch.

There are several open spaces that would be ideal for camping and recreational activities, some on the lower slopes in more sheltered positions, and several areas further up the slope. The best view is from the open area above the trees at the top of the woodland, just above the Rhododendron patch.

Access to the woodland is from a council road, up a private tarmac drive, then across two fields. The fields are easy to cross in dry weather, and could be made-up into surfaced roads if this was felt to be desirable by a new owner.

Directions:

From the A624 Glossop road, turn east into Hayfield village onto Chapel Road. Continue on this road into the village for a few hundred metres until you come to the Packhorse pub. Turn right up the side of the pub into Kinder Road.

Continue on this road, past the Sportsman pub, for about 800 metres until you find a ‘pay and display’ car park on your left hand side. You will pass our ‘for sale’ on the side of the road. On the opposite side of the road to the car park is a turning signed for the campsite. On the left of the campsite entrance is a metal gate with a private surfaced drive beyond. This is the point marked A on the plan below, and the beginning of the right of way to the woodland.

For viewing purposes please leave your car parked at this point in a place that does not cause an obstruction to others.

Although the normal access to the woodland is through the gate and up the drive, for viewing purposes we ask that you access the woodland on the public footpath. This is to reduce the number of strangers walking up the private drive and thereby avoiding upsetting the neighbours.

To access the woodland via the public footpath you will need to walk back up the road to our ‘for sale’ sign, and then follow the footpath as marked on the plan below in the broken red line.

These are included in the sale, except where reserved by statute.

Rights of Way:

There is a right of way for Elle Bank Wood from Kinder Road, up the private surfaced drive to the field gate. The right of way continues across the fields to the woodland boundary. This is a right of way for Elle Bank Wood only, and not for the general public.

There is one public footpath that crosses the woodland and a bridleway that runs along the northern boundary and then up the south eastern edge.

We believe that an application has been made to establish a second public footpath across the top of the woodland, along the side of the stone wall that forms the southern boundary.

Fencing Liabilities:

There are no known fencing liabilities.

Boundaries:

Elle Bank Wood has stone walls on all but the short north east roadside boundary, which has an agricultural fence.
