| Description: | Howe Court Wood is an example of very well managed commercial broadleaved woodland that very rarely comes to the market. The quality and condition of the woodland is outstanding. It has been professionally managed for many years for high quality Oak timber production as well as game shooting. A recent timber valuation estimates that there is in excess of 1500 m³ of standing timber in the wood, some of the larger Oaks being up to 400 years old. The valuation estimates the current value of the timber to be in excess of £50,000. Some areas of the woodland have been managed under the “coppice with standards” system, with Ash and Hornbeam growing under Oak standards. Other areas have been managed as “high forest”, and contain mature Oaks as the main canopy species. Some of the areas could be considered for re-coppicing in the very near future. Many other broadleaved trees are present and the site is capable of growing good quality Ash, which is present in a number of the compartments. Howe Court Wood is home to a huge variety of wildlife, both plant and animal. A pair of Nightingales regularly nests in the woodland, and they have already been heard here this year. It is well established now and attracts many types of waterfowl, including duck and geese. The lake has not been used for fishing, but could easily be stocked. A second pond is found along the southern boundary (see plan below), but this has become silted-up and would benefit from some work. The woodland is accessed from a very quiet dead-end council road, along a hard surfaced private driveway, right up to the woodland gate. Inside the woodland the hard surfaced road continues the length of the woodland beyond the lake, to a turn-around at the far end. The woodland has the benefit of a right to stack timber for up to 6 months per year on the large hard standing just outside the woodland gate. This is where timber lorries have loaded-up in the past. |

| Directions: | From the M20 junction 8, take the Maidstone direction along the A20 (signed for Bearsted). After ¾ mile turn right into the narrow Crismill Road. If you pass ‘Potted Garden’ nursery then you have gone too far. Continue up this narrow road, under the M20, and turn left at the other side along Crismill Lane. Around a sharp right hand bend the tarmac will finish but the road still has a good hard surface. After about 300 metres you will come to a gate on your right with our For Sale sign on it. You will need to park here, taking care not to obstruct either the gateway or the road. Both are in use at all times. From this point (marked A on the plan below) duck under the gate and walk about 250 metres down the road to the woodland entrance on your left hand side, next to which you will see another of our signs. |
