| Description: | An attractive woodland of mixed broadleaves, mainly mature Ash with Oak, Beech and Sycamore. There are also other broadleaved species scattered through the wood, including Birch, Wych Elm, Willow and Hazel. On the south side of the woodland is a group of very large mature Douglas Fir, whose size and grandeur add greatly to the diversity and landscape of the woodland. The Elm trees from which the woodland takes its name are sadly long-gone. All the trees are growing well on the soils which are fertile well drained fine loamy soils over rock. The woodland is a perfect nature reserve, greatly enhanced by the fast flowing stream on the southern boundary, and the River Taw, which runs along the eastern boundary. Access to the woodland is through the top gate and across the field, or along the public footpath that runs from the road and into the southern end of the wood. |

| Directions: | Approaching the area from the M5 you leave the motorway at junction 27. Follow signs for Barnstaple along the A361. As you come to the outskirts of Barnstaple continue into the town on the A361. In the town you will come to an un-missable landmark of a roundabout with huge slate sculptures in the middle. At this roundabout take the first exit signed for Sticklepath Bickington. Drive for about 200 metres up this road and take the first turning on the left signed for Lake and Tawstock. Continue down this road, straight over the small roundabout and up the hill crossing a fly-over over the A39. Continue up the hill to the top where you will find a large gateway for Tawstock House and Tower on your right hand side. Directly opposite this is the top field access for the woodland. There will be one of our For Sale signs on the gate. You can either park here (please avoid obstructing any access), or drive down the hill a short way and access the woodland along the footpath (see the plan below). |

| Sporting Rights: | The sporting rights are owned and included in the sale, with the exception of the fishing rights on the river which are owned by a private fishing club. |

| Rights of Way: | There is a right of way to the woodland from the top gate through the field. The route of the original track is clearly visable in the field. There is a public footpath that runs from the road, through the field near the stream, into the woodland and then along the south of the woodland, then exiting on the northern boundary. The fishing club has access along the banks of the River Taw. |
