Old Paddock Wood, Reigate, Surrey, 7.3 acres (approx) of broadleaved woodland for £58,500 [#119].

Summary: An attractive broadleaved woodland of mainly semi-mature Ash. The trees are of high quality and are growing on a flat site with excellent access over a hard forest road. A very quiet location but close to Reigate and the M25.

Description:

Old Paddock Wood is a delightful amenity woodland on a flat site with excellent access from a good hard forest road, suitable for cars at all times of the year. It has other woodland on two sides, with a horse paddock on another and the access track on the fourth.

The woodland is a productive stand of semi-mature quality Ash. Many of the trees are a result of natural regeneration and would benefit from a degree of selective thinning. There is a small area of semi-mature oak towards the eastern boundary that appears to be the remnants of an earlier planting.

Good Ash timber achieves a high price in today’s hardwood market, and the timber from this woodland should be readily saleable when the trees mature. Timber from the thinnings should also produce a good return as Ash timber is known as “the king of firewood”, and the current popularity of wood burning stoves will ensure a strong demand.

This woodland would make an excellent family recreation and conservation woodland but with the additional benefit of growing some very good quality hardwood timber. The area also contains other broadleaved trees (Oak, Thorn etc), and the pleasing mixture creates a delightful woodland that is ideal for peaceful recreation.

All the trees show good vigour on the fertile soils which are well drained fine silty loams over clay.

Directions:

From the M25, exit at junction 8 and head south on the A217 for Reigate. Stay on the A217 through the town centre, but turn left on to the A2044 as you get to the southern edge.

Stay on the A2044 for 1½ miles until you see our “for sale” sign on your right hand side. Turn right up the gravel track just before the sign, in front of the house. This is point A on the plan below.

Follow this good hard track for about 350 metres until you see a new gate on your left with another “for sale” sign attached to it. This is point B on the plan below.

Access to the whole woodland can be gained from this point.

Please ensure that your car is not blocking the main track running up the side of the woodland as this is in use at all times by the residents living beyond.

The woodland has good access along the hard forest road. The forest road also provides access for other properties and the maintenance is shared. There are no public rights of way in the woodland.

Fencing Liabilities:

There are no known fencing liabilities.

Boundaries:

The northern boundary is the northern edge of the access road.

The southern boundary is indicated by wooden posts with red painted tops.

The western boundary is the western edge of the forest road.

The eastern boundary is the fence with the paddock beyond.
