West Wartling Wood, Herstmonceux, near Hailsham, East Sussex. 8.45 acres (approx.) of mature broadleaved woodland with camping area £65,000 freehold [#116]

Summary: An attractive mature woodland of mixed broadleaves, mainly large Oak, with an understorey of Sweet Chestnut coppice. A grassy camping area has mains water and a septic tank, previously used as a commercial camp site. Access is good, through a private gate off the council road.

Description:

An attractive mature woodland of mixed broadleaves, mainly large Oak, with an understorey of Sweet Chestnut coppice. There are also other broadleaved species scattered through the wood, including Ash, Sycamore, Birch, Willow and Hornbeam. All the trees are growing well on the light fertile mineral soils.

The small (one acre approximately) camping area was used by a previous owner as a commercial camp site, but not in the recent past. It was a “commercial Certified Location caravan site licensed by Caravan club”. It contains a wooden storage shed, two mains water taps and a septic tank. Re-development for this use would have to be with the necessary planning permissions.

Wildlife and conservation are of particular interest in this woodland, with many species of wild plants and flowers, as well as many birds, deer and small mammals. Buzzards, Hawks, and Owls are common, and a local population of Roe Deer are occasionally seen. A lot of the woodland is covered with bluebells in the spring time. Grey squirrels are abundant, and the woodland would benefit from a level of control.

The woodland is on a flat site with good access through a private gate with a hard surfaced track and parking area. The access to the south east to the adjacent stables is no longer used and has been closed off.

Directions:

From Hailsham head east on the A271. Drive through the villages of Herstmonceux and then Windmill Hill. Soon after you leave Windmill Hill take the first right, signposted for Herstmonceux Castle and Wartling. This is Wartling Road.

Drive down Wartling Road for 0.8 miles and take the first left turn into Wood Lane (with a red post box on the corner).

After 250 metres you will see our For Sale sign by a gate on your right. This is the gate into West Wartling Wood. Please park on the side of the road where you will not block the traffic.

The gate is locked and I’m sorry but we do not send out keys for viewing, so you will have to climb the gate.

The south-eastern boundary is the fence with the horse paddocks, except the short stretch at the north end where it is the edge of the footpath, indicated with wooden posts with blue painted tops.

The northern boundary is the fence along the roadside.

The short south-western boundary is also indicated by wooden posts marked with blue painted tops.

The west boundary is an agricultural fence with more woodland beyond.
