Details: River Wood, Near Llangollen, North Wales, 3½ acres of mixed woodland for £38,000 freehold.
Summary: An area of mixed woodland on a largely flat site right on the banks of the River Dee. This wood has a good hard road leading up to it, and an internal road leading down to the banks of the river.

Description:

A woodland of mainly larch and Douglas fir with mixed broadleaves giving a very pleasant variety of tree species. The conifers are approaching maturity and there is the opportunity for some careful thinning to develop the broadleaved content.

The riverbank is lined with large mature broadleaved trees, mainly Oak Ash and Sycamore. The woodland is accessed by a hard internal forest road with a hard track leading down into the flat area of woodland with the river running along the entire western boundary.

The woodland is classified as a Site of Special Scientific Interest, as are all the banks of the River Dee.

Directions:

From Llangollen, continue west on the A5 in the direction of Corwen. After approximately one mile you will pass a railway station and chain-link bridge across the river, below the road on your right hand side. Just past this the road goes over a stone bridge on a bend.

Continue for another mile and you will see a big lay-by on both sides of the road. Park in one of the lay-bys. If you pass our “for sale” sign you have gone too far.

From your car, walk another 50 metres until you see our sign next to a locked gate. I’m sorry that we don’t give out gate keys for viewings.

From the gate walk down the track for about 400 metres where you will find a wider turning area. Here you will see a sign in front of you saying “River Wood”. Please follow the woodland map carefully to ensure you stay on the correct track.

From here you should keep to your right where the track narrows and you enter River Wood. The track leads down to the flat area by the river.

Sporting Rights:

The fishing rights are not part of the sale and are owned by a private fishing club.

The shooting rights remain with the land and form part of the sale.

Rights of Way:

There is a right of way for the owners of River Wood from the A5 road down along the hard forest road.

Fencing Liabilities:

There are no known fencing liabilities.

Other Liabilities:

The maintenance of the forest road is “by user”, and the woodland owner will be expected to contribute to the occasional maintenance costs.

Boundaries:

The south-western boundary is the riverbank.

North-western boundary is a fence.

The north-eastern boundary is the road.

The south-eastern boundary is a stone wall.
