Details:

Park Wood, near Horsham, West Sussex. 3.63 acres (approx.) of broadleaved woodland £29,500 freehold.

Summary: An attractive mixed woodland of excellent quality mature Oak, with some Ash, Hornbeam and Field Maple with some attractive open spaces. A level site with good access immediately off a hard forest road. Within easy reach of London, the M23 and M25.

Description:

Park Wood contains some attractive quality mature Oak, with some Ash, Hornbeam and Field Maple. The northern end of the woodland is quite open (see photos), giving it a parkland atmosphere. This area is full of bluebells in spring.

A few mature Douglas Fir around the edge of the open area provides even more diversity. There are some groups of mature Cherry along the southern boundary which give extra interest to conservation and landscape.

All the trees are growing well and showing good growth rates in the fertile loamy clay soils over sandstone found in this woodland.

Wildlife and conservation are of particular interest here, with many species of wild plants and flowers, as well as many birds and small mammals. Buzzards, Hawks and Owls are common, and the local herd of Roe Deer can be seen on nearly every visit.

Access is from the A281 onto a private tarmac road that leads onto the forest road. The forest road leads right up to the woodland on the north-west corner, then along the length of the northern boundary. Good grass tracks run the length of the eastern and western boundaries.

Directions:

From Horsham head west on the A29. About 3 miles out of town the A29 will turn south at a roundabout, and the A281 will continue due west. Take the A281 westbound here.

After just over 1000 metres, turn right of the A281 onto a private tarmac drive signposted for Furnace Lake Carp Fishery. Drive up this drive for about 100 metres and turn right at a gravelled area through a woodland gate with our “for sale” sign on. Please shut the gate behind you.

Continue on the forest road for about 80 metres, round a right hand bend, then turn right at the first junction. Park Wood begins on your right hand side after about 40 metres, where you will find a post with a orange painted top. This is point C on the plan below.

Sporting Rights:

The sporting rights are owned and included in the sale with the exception of the right to shoot deer and wild boar, which have been reserved.

Mineral Rights:

These are included in the sale, except where reserved by statute.

Rights of Way:

The woodland owner will have a right of way from the council road up the private drive and along the forest road. The owner will be expected to contribute a share of the cost of maintaining this access route.

There is also a right of way over the grass track that runs along the eastern boundary, and a maintenance clause covers this use.

The track that runs along the western boundary is included in the sale. The adjoining woodland has a right of way over this track, and a maintenance clause covers this use.

Fencing Liabilities:

There are no known fencing liabilities.

Boundaries:

The eastern boundary is the edge of the open ride that runs up through the trees, marked with posts with white painted tops.

The short northern boundary is the forest road.

The western boundary is the edge of the open ride that runs up through the trees, marked with posts with orange painted tops.

The southern boundary is the agricultural fence along the edge of the adjacent field.
