| Summary: | A very attractive mixed broadleaved woodland in a secluded location. The trees are mainly mature Beech, Oak and Ash, growing on a gently sloping fertile site. The woodland is located just outside the market town of Ruthin, with easy access from the main road and a hard forest road all the way to the wood. |

| Description: | This woodland is on a gentle east facing slope. The trees are mainly mature Beech, Oak and Ash, with also Birch, Hazel, Willow and a few Yew. The soils are fine well drained loamy soils over limestone, well suited to the Ash regeneration prolific over much of this site. The site is in an elevated position, looking east, just outside the attractive market town of Ruthin, with easy access to the A55 Expressway to the north, or the A5 to the south. It is on the edge of a much larger forest, in a very quiet and peaceful location with other woodland on all sides. The access to Long Oak Wood from the A494 is over a hard forest road, suitable for all types of vehicles, all year round. This forest road runs up to the wood and along the entire eastern boundary. At the far end of the wide road is a large turning area. If you would like to know a little more about the history of this area, it is worth having a look on the Clwyd-Powys Archaeological Trust web site: www.cpat.org.uk/projects/longer/histland/clwyd/1032.htm The woodland is leasehold, with around 945 years left to run. The lease is paid-up and no further payments due. |

| Directions: | From Ruthin town centre follow signs for Bala on the A494. About 800 metres from the last mini-roundabout on the edge of the town you will see double wooden gates on your right hand side, with ‘no parking’ and ‘no trespassing’ signs. Just inside the gates is a sign saying “Castle Wood”. These are the main gates to the forest. The gates are kept locked and you will have to park here, climb the gate, and walk in along the forest road for about 5 minutes. If this is too far for you, please call our office to arrange for an appointment for an accompanied viewing. We are sorry but we do not provide keys for unaccompanied viewings. Please park where you will not be blocking the gate. From the gate, follow the hard road round a couple of bends, along a straight, and then keep left where the road splits. Continue on the hard road until you see wooden posts on each side of the road with yellow tops. This is the start of Long Oak Wood, marked B on the plan below. |

| Rights of Way: | The woodland owner will have a right of way from the council road, along the private forest road to Long Oak Wood. A maintenance clause will cover the use of this road. There is a right of way for the neighbouring woodland along the forest road BCD, and up the short track at point C on the plan below. A maintenance clause covers their use. Neighbouring woodland also has a right to stack timber in the turn-around at point D for up to 6 months in any year. |

| Boundaries: | The north-west and south-western boundary is a stone wall. Point X on the plan below is marked by a post with a yellow top. The eastern boundary is the eastern side of the forest road. The short southern boundary is indicated by wooden posts with yellow painted tops. |
