Stonerock Wood, Kilndown, near Lamberhurst, Kent. 6.05 acres (approx.) of mature broadleaved woodland £39,750 freehold (#110)

Summary: An attractive mature woodland of mixed broadleaves, mainly large Oak, with Sweet Chestnut, Ash, Sycamore and Hornbeam. The trees are growing on a flat site with good access, close to the A21 London-Hastings road, 20 miles from the M25.

Description:

An attractive woodland of mature broadleaved trees, mainly large Oak, with Sweet Chestnut, Ash, Sycamore and Hornbeam. The mature trees have a healthy understorey of natural regeneration and are growing well on the light fertile mineral soils.

The woodland is on a flat site with good access up tracks along two boundaries.

Chestnut coppice and Oak standards form the framework to the woodland, with the younger trees growing up under the canopy to form the next generation.

A few trees were blown over in the southern end of the wood. These have been down long enough for the timber to be very well seasoned by now, and will make an excellent supply of firewood for anyone with a wood stove.

There are several areas that are densely covered with bluebells (see photos below) in the springtime.

Wildlife and conservation are of particular interest here, with many species of wild plants and flowers, as well as many birds, deer and small mammals. Buzzards, Hawks, and Owls are common, and a local population of Roe Deer are frequently seen. Grey squirrels are abundant, and the woodland would benefit from some control of these potentially damaging pests.

The entire area is designated a Site of Special Scientific Interest as an example of lowland native woodland with specific reference to the fauna and flora present in the open glades. Natural England (previously English Nature) specifically recommend the creation of more open glades that will be of benefit to the wild flowers found in the wood.

Directions:

Heading south east on the A21 from Royal Tunbridge Wells, continue past the turning for Lamberhurst. About 2 miles past Lamberhurst turn left up the narrow road signposted for Kilndown (just before a Little Chef). After about ½ mile you will come into the village of Kilndown. As you enter the village take the first right turn and then right again 150 metres further on. You will now be on Rogers Rough Road.

After another ½ mile you will see an entrance with two wooden gates on your right. On the gates is a sign saying “Combwell Project”. Go through these gates (shutting them if they are already shut) and park where you can without blocking the track.

If you then walk on down the track, passing the stables on your left, you will come into the woodland. When you see our large For Sale sign keep right (although the left-hand track is another access as well – see map below).

Walk down this track for about 300 metres and you will find a wooden post on your left with a red painted top. This is the start of Stonerock Wood, point C on the plan below.

Rights of Way:

The woodland owner will have a right of way from the council road up the private drive and along the forest track ABCD, and also BEF on the plan below. The owner will be expected to contribute a share of the cost of maintaining this access route.

There are no public rights of way in the woodland.

Fencing Liabilities:

There are no fencing liabilities.

Boundaries:

The northern, western and eastern boundaries are all indicated by wooden posts with red painted tops.

The southern boundary is the agricultural fence with farm land beyond.
