Charcoal Copse, near Horsham, West Sussex. 7.21 acres (approx.) of mixed woodland £52,000 freehold (#109)

Summary: An attractive mixed woodland containing mature Oak, Ash and Hornbeam, with a small area of younger trees. The woodland lies in a quiet rural location, with a private access road and well away from the main road. Within easy reach of London, the M23 and M25. Full sporting rights included.

Description:

Charcoal Copse contains a very attractive mixture of quality mature Oak and Ash. There are other broadleaved trees mixed throughout the wood, and a smaller area of younger trees in the south west corner.

The younger trees are growing under an overstorey of widely spaced mature Oak. They are mixture of Oak planted in tubes about 10 years ago, and naturally regenerated Ash of a similar size and age. These trees would now benefit from a degree of thinning and selection.

In other areas of the woodland there are younger trees growing up under the canopy of the mature overstorey, and these will eventually provide good replacements for the mature crop. There are several more open areas in the wood which are ideal for quiet recreation.

All the trees are growing well and showing good growth rates in the fertile soils found in this woodland.

This woodland is situated about 5 miles west of Horsham, about 12 miles from the bottom of the M23 and within easy reach of the M25. It is located well away from busy roads, surrounded by other woodland on 3 sides, and farm land on the fourth.

The woodland is flat and has good access. From the A281 is a private tarmac road that leads onto the forest road. The forest road leads right up to Charcoal Copse, giving excellent access. There is also access over a grass track that runs along the western boundary of the wood.

Directions:

From Horsham head west on the A29. About 3 miles out of town the A29 will turn south at a roundabout, and the A281 will continue due west. Take the A281 westbound here.

After just over 1000 metres, turn right off the A281 onto a private tarmac drive signposted for Furnace Lake Carp Fishery. Drive up this drive for about 100 metres and turn right at a gravelled area through a woodland gate with our “for sale” sign on. Please shut the gate behind you.

Continue on the forest road for about 100 metres to the first corner in the road. Here you will find a wooden post with a blue painted top, marked as point B on the plan below. This is the start of Charcoal Copse. It then runs on your left hand side as you continue up the forest road.

The end of Charcoal Copse is indicated by another wooden post with a green top, marked as point C on the plan below.

Please make sure you park where you will not be blocking the road.

Rights of Way:

The woodland owner will have a right of way from the council road up the private drive to the forest gate, and then along the forest road to Charcoal Copse. The owner will be expected to contribute a share of the cost of maintaining this access route.

From point B the road is included in the sale, but there is a right of way in favour of the woodland beyond. A maintenance clause covers the use of this road.

There is a right of access along the grass track that leads along the western boundary of the wood, and a maintenance clause covers this.

There are no fencing liabilities.

Boundaries:

The northern boundary is indicated by posts with green painted tops.

The southern and eastern boundaries are the hard forest road.

The western boundary is indicated by posts with blue painted tops.
