Details: Carriage Copse, Reigate, Surrey, 7.16 (approx) acres of broadleaved woodland for £52,500 [#108]
Summary: An attractive mixed broadleaved woodland of mainly mature trees with an area of young coppice. A flat site with excellent access over a hard forest road. A very quiet location but close to Reigate and the M25.

Description:

This woodland is a delightful mixture of mature Oak, Beech, Ash, Sweet Chestnut, Hornbeam, Hazel, Birch and Thorn. There are some fine (and unusually large) specimens of Hornbeam at the eastern end of the wood. Hornbeam is a native tree only in the south east of England and the hard timber is traditionally used for making butchers chopping blocks, skittles and other tools.

A small area of Chestnut was re-coppiced in the last couple of years and has re-grown well inside a deer fence. There are some large mature Birch trees growing in among the young coppice. The deer fence has served it’s purpose well and could be taken down sometime in the next 12-24 months.

There are some very occasional Scots Pine dotted through the woodland that add to the landscape and conservation value of this delightful woodland.

All the trees show good vigour on the fertile soils which are well drained fine silty loams over clay. There are many quality timber trees and a healthy understorey of younger trees (mainly Ash and Hazel) coming through.

This woodland would make an excellent family recreation and conservation woodland but with the additional benefit of growing some very good quality hardwood timber.

Access to the woodland from the council road is excellent along a very high quality hard forest road, suitable for cars all year round.

Directions:

From the M25, exit at junction 8 and head south on the A217 for Reigate. Stay on the A217 through the town centre, but turn left on to the A2044 as you get to the southern edge.

Stay on the A2044 for 1½ miles until you see our “for sale” sign on your right hand side. Turn right up the gravel track just before the sign, in front of the house.

Follow this good hard track for about 350 metres until you see a new gate on your left with another “for sale” sign attached to it. This is point B on the plan below.

You will have to park here and take a short walk to Carriage Copse. We are sorry but we do not issue keys for viewing. The new purchaser will receive keys on completion.

Follow the hard road into the wood until you see a wooden post with a green painted top. This is point C on the plan below.

Please ensure that your car is not blocking the main track running up the side of the woodland as this is in use at all times by the residents living beyond.

The woodland comes with full sporting rights and these are included in the sale.

Mineral Rights:

These are owned and included in the sale, except where reserved by statute.

Rights of Way:

The woodland owner will have a right of way from the council road, along the private road to the gate, and then along the forest road to the start of Carriage Copse and then beyond to point D on the plan below.

A public footpath runs along the southern boundary, but there are no public rights of way within the wood.

Fencing Liabilities:

There are no known fencing liabilities.

Boundaries:

The northern boundary is a low earth bank indicated by wooden posts with green painted tops.

The eastern boundary is a low earth bank indicated by wooden posts with orange painted tops.

The southern boundary is a barbed wire fence on the edge of the footpath with other woodland beyond.

The western boundary is a low earth bank indicated with wooden posts with blue painted tops.
