Details: Coed Eyarth, Ruthin, North Wales, Approx. 2.80 acres of mixed broadleaved woodland for £18,000 [#106]
Summary:

A very attractive mixed broadleaved woodland in a secluded location. The trees are mainly mature Beech, Oak, Cherry and Ash, with a small group of mature Douglas Fir. The woodland is located just outside the market town of Ruthin, with easy access from the main road and a hard forest road all the way to the wood.

Description:

This woodland is flat or gently sloping in the north and west, and then falls away to the east. The trees are mainly mature Beech, Oak, Cherry and Ash, with also Yew, Birch, Hazel and Willow. There is a small group of mature Douglas Fir near the eastern boundary.

The soils are fine well drained loamy soils over limestone, well suited to the Ash regeneration prolific over much of this site.

The site is in an elevated position, looking south and east, just outside the attractive market town of Ruthin, with easy access to the A55 Expressway to the north, or the A5 to the south. It is on the edge of a much larger forest, in a very quiet and peaceful location with farmland on three sides.

The access to Coed Eyarth from the A494 is over a hard forest road, suitable for all types of vehicles, all year round. This forest road runs up to the wood and then 20 – 30 metres into the woodland where there is a small parking area big enough for one vehicle. A footpath runs from the hard road down the southern boundary and then up along the western side of the wood.

The woodland is leasehold, with around 945 years left to run. The lease is paid-up and no further payments due.

Directions:

From Ruthin town centre follow signs for Bala on the A494. About 800 metres from the last mini-roundabout on the edge of the town you will see double wooden gates on your right hand side. Just inside the gates is a sign saying “Castle Wood”. These are the main gates to the forest.

The gates are kept locked and you will have to park here, climb the gate, and walk in along the forest road for about 5-10 minutes to reach Coed Eyarth. If this is too far for you, please call our office to arrange for an appointment for an accompanied viewing. We are sorry but we do not provide keys for unaccompanied viewings.

From the gate, follow the hard road round a couple of bends, along a straight, and then keep left where the road splits. Continue on the hard road until you get to a large turning area. From here continue along the narrow hard road until you see two wooden posts with green painted tops. This is the beginning of Coed Eyarth, marked B on the plan below.

Please park where you will not be blocking the gate.

Sporting Rights:

The woodland comes with full sporting rights and these are included in the sale.

Mineral Rights:

These are reserved, but the lessee has the right to take stone, sand and gravel for the construction and maintenance of roads, rides and fences.

Rights of Way:

The woodland owner will have a right of way from the council road, along the private forest road to Coed Eyarth. A maintenance clause will cover the use of this road.

There will also be a right to stack timber in the large turn-around for up to 6 months in any single year. Again, the use of this area will be covered by a maintenance clause.

There are no public rights of way in the woodland.

Fencing Liabilities:

There are no known fencing liabilities.

Boundaries:

The northern boundary is a low dilapidated stone wall (A - B on the plan below). Where the route of the wall is difficult to determine, the boundary is marked by wooden posts with green painted tops.

The eastern, southern and western boundaries are agricultural fences with fields beyond.
