Details: Coed Allt Fach, nr Llandeilo, South Wales, 9.61 acres (approx) of mixed woodland for £47,000 [#104]
Summary: A very mixed woodland of broadleaves and conifers on gently sloping land with a hard internal road and a small quarry. A small stream runs the length of the wood. Good access direct from a minor country road.

Description:

This woodland contains mature Oak, Ash, Sycamore, Douglas Fir, Japanese Larch, Western Hemlock and Sitka Spruce. Under the mature trees there is a healthy understorey of naturally regenerated Hazel, Ash, Sycamore and Birch. Further selection of trees during a thinning could convert this wood into an attractive broadleaved conservation woodland if this was desired.

The site is largely gently sloping and the soils are well drained fine loamy soils over slate. The narrow stream runs the length of the woodland and can be fast-flowing in winter.

Access is off the B4302 that runs north from Llandeilo. There is a good access through a steel gate and then a large hard surfaced parking area inside. A small quarry could provide more stone for tracks if this was needed.

The hard road (a little mud on the surface needs scraping off) runs up through the eastern section and ends where the woodland narrows (see plan below).

Allt Fach is in a peaceful location and is surrounded by farmland on three sides.

Directions:

From Llandeilo, head north on the B4302 for 4.1 miles until you see our “for sale” sign. Park in the gateway and climb the gate.

The woodland comes with full sporting rights and these are included in the sale.

Mineral Rights:

These are owned and included in the sale, except where reserved by statute.

Rights of Way:

A public footpath crosses the woodland at the narrowest point (see plan).

Fencing Liabilities:

There are no known fencing liabilities.

Boundaries:

All boundaries have agricultural fences. Three are field boundaries and the fourth short boundary along the roadside.
