BUYING A WOODLAND

Buying a woodland from us should be an easy and straightforward process. We always suggest that you have a look at a few woodlands before you decide on one that you really want. This will give you a better idea of the different types of woodlands we have, and their various pro’s and con’s.

Once you have decided that you want to buy a woodland, you need to confirm this with us as soon as possible. Our policy is not to negotiate on price. The advertised price is the sales price. However, once you have written to us confirming that you want to buy a woodland, we will take the woodland off the market and we will not accept any other offer.

You need to write, email or fax us a letter confirming your intention to buy the woodland with the following bits of information:

  • The name and price of the woodland.
  • Your full name and address.
  • The name and address of you solicitor.

The conveyancing process is broadly similar to buying a house, but usually a good bit quicker and easier. If you have a local solicitor that you have used previously, then you may well want to stick with someone you know.

A solicitor should charge between £500 and £700 for this work, and we recommend that you agree a fixed fee in advance.

The conveyancing should take no more than four weeks. Unfortunately these small woodland purchases do not earn big fees for solicitors and are therefore frequently not given very high priority. We ask all buyers to maintain constant contact with their solicitors to try to ensure a reasonably fast turn-around of documents. Otherwise it is our experience that the whole process can drag on for weeks.

Conveyancing can be broken down into the following stages:

  • You write to us confirming you want to purchase a particular woodland (see above).
  • Our solicitors write to yours with a draft contract and a plan (map) of the woodland.
  • Your solicitor sends off for local searches.
  • Your solicitor sends “pre-contract enquiries” to our solicitor.
  • We reply to your solicitors enquiries.
  • When all parties are happy with the contract it is signed.
  • Your solicitor sends to ours a “transfer” document for signing.
  • We sign the transfer and return it.
  • We exchange contracts.
  • Completion.
